Evidently, a water pipe in the garage froze, burst at the 90 elbow, thawed while I was at lunch, and a waterfall over my garage door greeted me when I got home........minimum 2000 sq ft sheet rock damage.................the entire ceiling and underlying insulation of the 950 sq ft garage needs to come down as does the common 2 story back wall for water mitigation.................and I thought my "Ed Norton" days were over.........:D:D:D:Dmistake.gif

Bottom line, what kind of watch should I wear tomorrow?

The "I don't take Sh*t from adjusters watch".  Perhaps an Invicta?

Seriously Ken - sorry for your misfortune.

I can only say that I am lucky to be able to have USAA Insurance....been a member for 45 years and their is never a hassle.  Adjuster and water mitigation team showed up at 10am this morning.  The adjuster told the WM Team to do whatever it took and don't cut any corners - make sure this palce is left spotless.  He looked at the pipe and said, that is a freeze break so USAA will pay for everything including all plumber's fees and extraordinary water usage..............is there anything you would like us to look at, sir?

All this at the lowest rates in the business and a substantail rebate on top of that every year!  Bada-bing, Bada-bang, Bada-BOOM!woohoo.gif
